When it comes to purchasing a recreational property you probably aren’t thinking about the septic system, however it’s something that you should definitely keep in mind. Whether you’re building brand new or considering buying an older property it’s important to think about either installing the septic system or maintaining it.

With recreational properties most are either lakefront or in remote locations, this can make it very difficult to successfully install a septic system. However this is what we at Septic Expert do best! We enjoy the extra challenge of design and installing a difficult septic system. With difficult builds it is important to understand that sometimes the pricing may be a little higher than regular septic systems. This is where it becomes important to remember to budget for your septic system install or maintenance. When purchasing a new property remember to set some money aside for your septic system, you don’t want to be caught with a bill you haven’t budgeted for. Budgeting for your Septic System

Whether you are rebuilding or building from scratch it’s important to keep a budget in mind for your septic field. A good rule of thumb to keep in mind is that the larger the house and smaller the lot, the higher the cost. The opposite can also be true: the smaller the house and larger the lot, the lower the price. 
 
 
Septic Expert typically has four price ranges. The first being for a simple type one system, these systems do not require a pump of any kind. Even though they are the lowest in price, they tend to be the most difficult to design and can range anywhere from $8,000 to $14,000. After homes reach a certain size there are regulations in place that prevent us from installing them, on a large lot they usually are not an option.




A single pump system is in the second price category and these can range anywhere from $15,000 to $25,000. The need for an effluent pump cause an immediate jump in the price as there will now be a second tank needed. Single pump system are typically more time consuming to install as they require a completely different piping network.


The next price range is for sand mounds. In the Fraser Valley these are the most typical systems as the majority of lots are built without the flood plain or in poor soil. These systems can range from anywhere between $15,000 to $30,000, depending on the size of lot and home.



The last price category is for large homes built on small lots, properties with steep slopes, difficult access, multiple creek or any other tough obstacles. Septic Expert can build systems for almost any kind of property but they can be challenging or expensive, sometimes both! Septic systems in this price category will range typically from anywhere between $20,000 to $35,000. In cases of emergencies Septic Expert does offer financing to help with the sometimes large costs of fixing your septic field. Financing can range anywhere from $200 to $250 a month, with no penalty or interest. However these figures are only loose estimates and your payments will vary depending on the size and complexity of your system. More information on how financing works can be found here

Septic Field Design in British Columbia

The first step in installing or replacing a septic system is to have a septic field design completed by a Registered Wastewater Professional.

In British Columbia, the majority of septic systems are designed and installed by Registered Onsite Wastewater Practitioners. The septic field design is just as it sounds. It is a comprehensive document that details the size of the system, the type of treatment proposed, the location of the various components, as well as the many other details that accompany a good septic design.

A septic field design must be preceded by investigative work to determine the requirements of the property and the intended use. During the course of gathering all the necessary site information, the septic field designer can determine the most suitable location for the various components of the system. On a large lot with a number of siting options, it is helpful to consider sight lines from the home, and high use areas outside the home. Nothing worse than seeing an unsightly plastic lid every time you look out your picture window, or having to move a deck or sidewalk thanks to a poorly sited tank.

Done properly, the preliminary site work will give the designer information such as how quickly the soil drains, whether there are underlying soil conditions that may prevent or hinder drainage, and also will consider distances, or setbacks as we call them to critical features on the property. These setbacks can be horizontal, such as wells, water courses, steep slopes and vertical to features such as high seasonal water table, hard pan and glaciated soil layers(dense and impermeable).
